HOW TO LIST ASSET

 

Go to List Your Asset.

Please follow the instructions in Info boxes for each field. The info boxes open when pointing at them, no clicks needed.

 

Some of the fields are mandatory, like Category, Title, Assessed Value, Carryback Possible Y/N. If no category can be selected, please choose Miscellaneous to enable your asset receive a broad variety of offers. Title is a brief description of the Asset and it is how your listing will be labeled. When stating you Assessed Value, we suggest that your price is as accurate and realistic as possible. This will generate you more offers and also could possibly minimize tax impact resulting from your transaction.

 

Other fields are optional. Please do not fill in the Asset Equity and Exchangeable Equity fields, the system will calculate these for you (see below for computation formulas). 
 

Liens/Encumbrances field should contain the amount of mortgage and/or other liens your asset may be secured by. The reason for disclosing that information: In case your asset has an encumbrance, you basically can only obtain a value for your free and clear portion, while the party making you an exchange offer is ready to consider assuming or refinancing your underlying loan. Once you have entered the amount of all encumbrances, the system will compute the Asset Equity, which equals the stated Asset Value minus the entered Encumbrance amount. AssetFiar.com will not accept listongs where Asset Equity is less than $3,000. 

 

If you offer to finance a portion of the asset you are trading, please state the amount in the Carryback field. With this option you are inviting a transaction when you would receive a promissory note for your Carryback portion under the terms you agree on with the other party, and a balance in a form of another asset of your preference.

 

In case you require a portion in cash only for your asset, state that amount in Cash Required field. It will reduce the amount of your Exchangeable Equity, so consider the amount carefully. With that said, please remember that it will be only up to you and to the party making you an offer to structure the final deal and there will be no limitation on how much equity you will be exchanging and/or selling for cash. By posting your listing, you are under absolutely no obligation to accept any offers made to you.

 

After Exchangeable Equity has been established, please follow the simple Preferred Exchange option menu, to select an asset in a category/location of your preference. You have a choice of 1-3 categories. Since AsetFair.com also encourages cash bids, we recommend you state your Cash Reserve allowing the system to dismiss any bids bellow that amount. Should you receive a cash bid on your listing that matches or exceeds your Cash Reserve, such offers will be automatically submitted to you and you will be notified of the receipt as with any other exchange offers. The reason we are recommending to state your Cash Reserve is to spare you from receiving lowball offers. Although your listing poses no obligation to accept any offers made to you by other members, refusing bona-fide cash bids matching or exceeding your stated Cash Reserve may result in your negative reating and possible suspension from AssetFair.

After your listing has been accepted, it can be accessed in My Account to see matches, offers, and to review, edit or cancel.
